Background Information:

  • Lutheran High School, located at 3960 Fruit Street, closed on August 13, 2023 after operating for 50 years in La Verne. Since the closing of the school, various local groups have continued to rent the gymnasium from the current owners. 
  • The current zoning of the property is "Institutional" and the General Plan designation is "Community Facility". These designations do not permit residential uses, however various state laws could allow certain types of residential development regardless of zoning designations. 
  • A potential developer (Arroyo Land Partners LP) invited the surrounding neighborhood to attend a  series of community input meetings to discuss the future development of the property in April of 2024. The attached plans were shared at the meeting to include preserving the existing gym and adding additional amenities while also including the development of two-story single family homes as well as three-story attached townhomes.   • The City will continue to keep the residents informed on this topic on this page as more information is provided to the City. 

Update - June 27, 2024:

  • While the potential developer has met with City staff to ask questions mainly about the processing of a potential application for redevelopment of the site,  development applications have yet to be filed with the City. 

Update - July 15, 2024:

  • The Arroyo Group has submitted the following applications:
    • SB330 Application 
    • Precise Plan Review
    • Zone Change 
    • General Plan Amendment
    • Tentative Tract Map

Update - November 21, 2024:

  • A notice was mailed to nearby residents and property owners inviting them to a Neighborhood/Scoping Workshop on Wednesday, December 4, 2024 from 5:00 p.m.-6:00 p.m.

Update - January 1, 2025:

  • Lewis Management Corp. has officially purchased the property and is in the process of making minor revisions to the site plan. Once the City recieves the updated proposal, the review process will begin to ensure compliance with all applicable regulations. The City will continue to coordinate with Lewis Management Corp. as the project moves forward.
